This may be the smallest space we’ve sourced but that hasn’t stopped it from stepping up the luxe factor. With the benefit of having high ceilings this space, designed by 0932, has adorned it’s windows with floor to ceiling drapery that not only acts as a functional blackout on those early Sunday mornings, but emphasises the space and really amps up the luxury. The metallic styling pieces throughout really pop in the dusky colour palette and give this home a boutique hotel vibe.

2) The Midas Touch - 689 sq ft. 

Continuing with the high luxe aesthetic this home by The Interior Lab, at only 689 square feet, feels worthy of royalty with it’s gold accents themed throughout. There’s plenty of storage for such a modern space and we like how they’ve taken the opportunity to use it as a feature rather than hide it away, wrapping it around the main seating area creating a glamourous focal point. The glass sliding doors to the bedroom are space efficient and also help bring the light from the bedroom into the living area, the pendent lights either side of the bed  are also space smart and look great--symmetry never gets old.

3) Wise Styling - 690 sq ft. 

Lightening it up a notch, this home by Schemacraft has taken a more neutral approach with it’s colour palette. A timeless choice that creates an elegant foundation for styling elements that help introduce personality - in this case the stunning feature armchair, velvet pillows, lively flower arrangement and gorgeous wall art - they all come seamlessly together for an elegant yet cheerful space where nothing seems over the top. It’s these small touches that really lift a space and create a sense of comfort and a relaxing ambiance.

4) Light & Bright - 721 sq ft. 

Championing the Scandi trend that has stood strong for so long, this home features all things light and bright which does wonders for a small space, including smart storage solutions like a built in bedframe and a wrap around built-in television cabinet that also doubles as additional seating - genius. A nib wall has been built in the master bedroom to create a designated walk-in wardrobe space and windows through to the living room  not only expand the space but make the most of all available light. This home, by Aart Boxx Interiors has taken built in storage one step further presenting a multi-functional feature piece that can be used not only for storage but as shelving and even additional seating. Another smart use of storage is the built in wardrobe in the master bedroom that doubles as a handy little nook for a dressing table. The use of bi-fold windows in the gully style kitchen utilises all available light and also can open up, converting it into an open plan space--perfect for when you have guests.

6) Focal Point & Feature Lighting - 732 sq ft. 

This space may not benefit from loft height ceilings but the full length windows and layout of furniture help emphasise the space. By having a series of long, straight pieces running parallel to a feature light, it creates a focal point and lengthens the horizontal space. We love how this home has been designed featuring cement render throughout paired with warm, mid-century-esque pieces. It hasn’t shied away from dark colours, in fact it has embraced them, featuring a high gloss black kitchen that helps reflect light to make the space seem bigger and more open than it actually is.

7) White Wash & Rustic - 743 sq ft. 

This home has taken a modern twist on the rustic trend and ran with it, with barn style doors and white wash floorboards throughout. The white wash feature wall in the living area is matched in the master bedroom with white wash built-in wardrobes. The decision to go for light over warm wood brightens the space creating a calm, zen like atmosphere. We also like the use of the feature pendant light over the dining table, a stylish way to designate the area and to punctuate an otherwise empty space.

8) Colour Block Beauty - 800 sq ft. 

Ok, so this isn’t under 800 square feet but we’re letting it slide. This open plan space features a gorgeous mossy colour feature wall--a very popular colour choice for this years Japandi trend and we adore it. The colour continues in the kitchen, paired with gold hardware it lifts an otherwise unassuming space creating a charming kitchen that integrates well with the dining and living area. The simple yet stylish furnishings in soothing colours paired with warm woods make the ambience feel cosy, and the feature tiles in the entryway are a pretty yet functional way to designate space and add a splash of personality.
